Frequently asked questions
Clarity before you buy
Whether you are purchasing a home, building an investment portfolio or considering your next property move, the right advice can make a significant difference. Here are answers to common questions about working with Lambor Property Group.
What does Lambor Property Group do?
We provide buyer’s agency, buyer’s advocacy, property consulting and investment advisory services. With more than 25 years of property industry experience, we help clients assess opportunities, understand value and make informed purchasing decisions.
Our involvement can range from advice on a particular property to managing the complete search and acquisition process.
What is buyer’s advocacy?
Buyer’s advocacy means having an experienced professional represent your interests throughout a property purchase. We help you evaluate options, identify potential concerns and negotiate with a clear strategy.
While the selling agent acts for the vendor, our role is to advocate for you as the buyer.
Who do you work with?
We assist first homebuyers, families, upsizers, downsizers and investors. Whether you have a detailed brief or need help establishing a direction, we tailor our guidance to your circumstances, experience and goals.
Why engage a buyer’s agent?
Buying property involves significant research, time and negotiation. An experienced buyer’s agent can help you assess value, uncover suitable opportunities and avoid decisions driven by pressure or emotion.
We bring local market knowledge and an experienced perspective, helping you approach the purchase with greater confidence.
Can you help if I have already found a property?
Yes. We can assist with assessing the property, reviewing comparable sales, coordinating due diligence and developing a negotiation strategy.
If you only need support with negotiation or auction representation, we can discuss a service suited to that stage of your purchase.
Can you find properties that are not advertised?
Our search includes advertised properties as well as suitable pre market and off market opportunities sourced through industry relationships.
Access is only part of the equation. We assess each property on its merits, because an off market opportunity still needs to represent value and meet your brief.
How do you assess what a property is worth?
We examine recent comparable sales, location, size, layout, condition, parking, outdoor space and other features that influence buyer demand.
We also consider market competition and property specific concerns. This research informs our recommended purchase range and negotiation approach.
Can you help me buy an investment property?
Yes. We help you develop a property investment brief and assess opportunities against your objectives.
Our research considers rental demand, likely ownership costs, resale appeal, local supply and opportunities to add value. We explain the risks and tradeoffs so you can understand how a purchase fits into your broader plans.
What does your property consulting service cover?
Property consulting provides focused guidance when you need help making a decision. This may include comparing locations, assessing a potential purchase, exploring renovation opportunities or reviewing your next property move.
You can engage us for advice without committing to a complete property search.
Can you help identify renovation or development potential?
We can help identify features that may offer scope for improvement, such as an adaptable layout, underused space or renovation potential.
Where an opportunity depends on planning approval, structural changes or construction costs, we recommend specialist investigations before you rely on that potential in your purchase decision.
What due diligence do you undertake?
The checks depend on the property and your agreed service. They may include comparable sales research, inspection findings, strata records, ongoing expenses and relevant planning information.
We coordinate with your solicitor, building inspector and other specialists to help you understand their findings and resolve questions before proceeding.
Can you guarantee a purchase below market value?
No. Property values are assessed within a range, and every negotiation depends on the property, competition and the vendor’s position.
Our objective is to secure a suitable property at a well supported price and on favourable terms. We use research and disciplined negotiation to pursue that outcome, without promising a particular saving or future return.
How long will it take to find a property?
Timing depends on your requirements, budget, preferred locations and available stock. A flexible brief may create more opportunities, while a tightly defined search can take longer.
We discuss expectations at the outset and keep you informed throughout the search. We will not recommend a purchase simply to meet a deadline.
How do your fees work?
Fees depend on the scope of assistance you require, from a complete buying service to consulting or negotiation support.
Before you engage us, we explain the proposed service, total fees, payment stages and any separate third party costs. These details are documented in your agreement.
Do you arrange finance or provide legal and tax advice?
We work alongside your mortgage broker, solicitor, accountant and other professional advisers to support the purchase.
Our advice focuses on property selection and acquisition. Your relevant specialists advise on borrowing, contracts, ownership structures and tax matters.
What happens after I purchase?
We remain involved through settlement within the scope of your engagement, including liaising with the relevant parties and assisting with the final inspection.
You can also speak with us about further property consulting, renovation considerations or future investment purchases.
Contact Lambor Property Group to arrange an initial consultation. We will discuss your goals, answer your questions and explain how we can assist.
